The Banner Wholesale Property Income Funds seek to deliver investor returns through investments in mortgages against Australian real estate. The types of financial instruments in which the Funds may invest include loans for the development or acquisition of Australian residential, office, retail, industrial or commercial property secured by first mortgages, where they meet Banner’s strict selection and due diligence criteria.
Two investment options are available:
- Higher loan-to-value ratio (Banner Property Income Fund)
The Banner Property Income Fund (higher LVR option) is limited to a maximum LVR of 75% due to a minimum equity buffer of 25%. The target return for the higher LVR fund is BBSW +6.5%. - Lower loan-to-value ratio (Banner Low LVR Fund)
The Banner Low LVR Fund (lower LVR option) is limited to a maximum LVR of 50% due to a minimum equity buffer of 50%. This buffer provides some protection against property price volatility. The target return for the lower LVR fund is BBSW +4%.
Please note both returns are net to Investor and the BBSW rate is reset every quarter. The target returns are targets only, and the Funds may not meet their objective.
